Resources
Gathered 2026-08-27. Each entry carries a trust note. Primary means the source is the party that owns the fact (a regulator, a vendor's own docs, an author's own essay). Secondary means someone reporting on it. Where a claim could not be verified, it is marked and must not be repeated in a lesson as fact.
Loss leaders, pricing, and the law
- Loss leader - en.wikipedia.org/wiki/Loss_leader Standard definition and the classic examples (razor and blades, milk at the back of the store). Tertiary but conventional; fine for the definition, not for numbers.
- Loss Leader Pricing - Corporate Finance Institute Below-cost lead item plus margin recapture on complements, stated cleanly. Secondary, education publisher, undated.
- Revente à perte: quelles sont les obligations du vendeur - economie.gouv.fr, DGCCRF France bans resale below effective purchase price (law of 2 July 1963, now Code de commerce art. L.442-2 et seq.), fine up to 75,000 EUR. Applies to resale of goods in their unchanged state, which is why software loss leaders are not caught by it. Primary regulator page, but it returned 403 on direct fetch; the content came from the search snippet of that exact page. Confirm on Légifrance before citing it in anything that leaves the building.
- Revente à perte (definition) - Concurrences legal dictionary Secondary, competition-law reference.
Wedges and beachheads
- The "thin edge of the wedge" strategy - Chris Dixon, 2010 The canonical short essay. A wedge attacks a narrow, overlooked problem, wins users on a simple feature, then expands into the full product. Distinguishes a real wedge from a "dinky feature". Examples: Instagram, Delicious, OpenTable. Primary, author was an a16z general partner. Fetched directly.
- Geoffrey Moore on finding your beachhead - Lenny's Newsletter Moore himself on beachhead selection and the bowling-pin sequencing that follows Crossing the Chasm. Primary interview with the author of the framework.
- Drinking Milkshakes: How AI Wedges Will Help Startups Outmaneuver Incumbents - a16z Wedge framing applied specifically to AI-era data capture. Primary, venture firm, therefore interested; read for the frame, not for evidence.
- Gap: no single authoritative source documents Toast, Figma, Rippling, Slack and Superhuman together as wedge case studies. Everything found at that level was marketing content. Lessons use Dixon's own examples instead.
Freemium, caps, conversion
- What is a good free-to-paid conversion rate - Lenny's Newsletter with Kyle Poyar Self-serve freemium: good is 3-5 percent, great is 6-8 percent. Poyar's later Growth Unhinged framing raises "great" to 8-12 percent and puts AI-native products at 15-20 percent. Based on a Pendo-partnered survey of over 1,000 B2B SaaS products. Practitioner benchmark, authors own the benchmark. Treat the exact figures as version-dependent; the ranking between them is the durable part.
- Your Guide to Product-Led Growth Benchmarks - OpenView The original benchmark report; 2022 vintage cites a 5 percent median. Primary source of the benchmark data.
- Flow plans and what's included - Wispr Flow docs The real numbers behind the story everyone repeats. Desktop free tier: 2,000 words per week soft cap, 5,000 hard cap. iOS free tier: 1,000 soft, 1,500 hard. Primary, vendor's own documentation, fetched directly. Gap: no founder interview found explaining how those thresholds were chosen.
- Gap: no canonical essay found for the usage-cap versus feature-cap versus seat-cap taxonomy. Lessons construct it from the primary pricing pages instead.
Habit, stickiness, switching cost
- The Hook Model - FourWeekMBA summary of Nir Eyal's Hooked Trigger, action, variable reward, investment, plus Eyal's own Manipulation Matrix and the standing criticism of it. Secondary but substantive; the book itself is the primary source if you want it.
- The Network Effects Manual: 16 Different Network Effects - NFX Defines data network effects and, usefully, warns that they are commonly overstated and routinely confused with plain switching cost from accumulated data. Primary framework essay from the firm that wrote it; returned 403 on direct fetch, content from the search snippet. Re-fetch before quoting verbatim.
Engineering as marketing
- Traction, Weinberg and Mares, chapters 1-3 - publisher-hosted excerpt PDF Engineering as marketing is traction channel number ten: spend engineering time on free tools that attract the target audience. Primary, book excerpt.
- Engineering as Marketing, traction channel #10 - StartupRunner Worked example, HubSpot's free tools. Secondary.
French market
- Panorama: combien d'agences immobilières en France - nicolas-benoit-immobilier.fr, 2025
About 30,000 agencies (some counts up to 32,000). Network leaders: Orpi about
1,250, Century 21 France about 950, Laforêt about 720. Mandataire networks did
about 25 percent of existing-home transactions in 2023, up from 1.75 percent in
- Secondary industry panorama, not an official census. Good enough for order of magnitude, not for a board slide.
- Classement des réseaux de mandataires 2026 - immo2.pro, 2026 iad France over 14,000 conseillers in France (about 18,000 worldwide); SAFTI over 6,000. Secondary trade press.
- FNAIM chiffres clés - fnaim.fr Over 10,000 member establishments, roughly a quarter of all agencies. Primary trade body, page undated.
- Transactions in existing homes - Immomatin citing Notaires de France, 2025 About 921,000 transactions in the twelve months to September 2025, up 11 percent year on year, back to mid-2017 levels after the 2023-2024 trough (about 780,000). Secondary reporting a primary source; go to the Notaires de France note itself if the number matters.
- RENT (Real Estate & New Technologies) - rent.immo 4-5 November 2026, Paris Expo Porte de Versailles, Pavilion 6. About 12,000 professionals expected, over 400 exhibitors. Primary event site. The organising entity could not be pinned down and is unverified.
- IMMO, 80e Congrès FNAIM - fnaim.fr 7-8 December 2026, Palais des Congrès, Paris. Primary.
- Unverified: no official national count of registered "agents commerciaux immobiliers" was found. Every figure in circulation is network aggregation.
- Unverified: the "90 percent web presence, 58 percent mobile-adequate, 300 EUR per year median digital spend" triad in the source document. No source found for any of the three as stated for this sector. The nearest real thing is the France Num baromètre 2025 - economie.gouv.fr, which surveyed 11,021 firms, and a secondary blog claiming 66 percent of French small firms spend under 300 EUR per year on digital, which is a threshold and not a median, and covers all SMEs rather than estate agencies.
French regulation
- CNIL: l'enregistrement des conversations téléphoniques - cnil.fr Recording is lawful only where necessary, limited to the relevant excerpt, and only where no lighter proof exists. Prior information is required. Primary regulator.
- RGPD: précisions sur l'enregistrement des conversations téléphoniques - Haas Avocats Practitioner summary of CNIL doctrine, including the roughly six-month retention ceiling for quality and training recordings. Secondary, law firm.
- CNIL: IA et RGPD, nouvelles recommandations - cnil.fr, 22 July 2025 Legal basis for AI development including legitimate interest with safeguards, alongside the EU AI Act. Primary regulator, dated.
- Nouveau cadre réglementaire des télécoms - Bird & Bird, 2021 and Arcep numbering rules - arcep.fr ARCEP governs numbering resources and who counts as an electronic communications operator. A 2021 ordonnance removed even the prior declaration requirement. Correction, 6 September 2026: third-party telephony alone does not settle operator status or obligations; assess the actual service architecture. Secondary law-firm analysis plus primary regulator page. This directly contradicts a claim in the source document.
- Loi Hoguet and the carte professionnelle - galian-smabtp.fr Carte professionnelle from the CCI, three-year validity, financial guarantee, professional indemnity, written mandate, 42 hours of ALUR training every three years. Constrains who may act as an agent, not who may sell them software. Secondary, insurer specialising in the sector.
Competitors and comparables
Omnicasa assets available to the strategy
- Omnicasa French product page - omnicasa.com/fr Current product surface includes mobile, web and Windows access; property and contact management; agenda; AI listing descriptions and visuals; Outlook, Zapier and Google Drive integrations; and a connected website service. The page states more than 100 Belgian agency customers. Primary vendor page.
- Omnicasa AI connector - omnicasa.com/fr/connect-ai Existing beta exposes agenda, property creation, tasks, templated messages and search to Claude and ChatGPT through safe structured actions. This is important: the proposed memory wedge can reuse real write actions instead of building a second task system. Primary vendor page, checked 2026-08-27.
- Omnicasa API access form - developers.omnicasa.com/en/apply Public capability list includes reading and writing contacts, properties and calendar items. Use for: deciding whether a proposed loop is adjacent to current product capability or requires a new platform. Primary vendor page.
AI capture and memory, general market
- Granola - pricing summary, checked 2026-08-27. Desktop notetaker, no bot joins the call. Free tier caps history, not capture. Business 14 USD per user per month, Enterprise 35 USD. Secondary; verify on granola.ai before quoting.
- Fathom - free tier is unlimited recording but only five advanced AI summaries per month; Premium about 19 USD per month. Comparison source. Secondary.
- Otter.ai - free tier 300 minutes per month; Pro 16.99 USD; Business 30 USD. About 70M USD raised, Sacra estimates about 100M USD ARR and over 25M users. Sacra. Secondary analyst estimate.
- Plaud - hardware recorder 159-189 USD plus software; free tier 300 transcription minutes per month; Pro 17.99 USD, Unlimited 29.99 USD. Individual plans require a Plaud device. Pricing. Primary vendor page.
- Plaud Embedded (developer platform) - product, pricing, and commercial terms Device SDK plus transcription pipeline. Current public pricing says 50 connected devices and 300 transcription hours included, then 15 USD per connected device per month and 0.28 USD per transcription hour. Critical gate: standard terms prohibit using the SDK to build a general or vertical-specific AI note-taking, meeting-capture, meeting-summary or conversation-intelligence product. A signed Order Form must explicitly permit the Omnicasa use case before Plaud can sit on the critical path. Primary vendor pages, checked 2026-08-27.
- Limitless - wearable pendant 99 USD, Pro about 19-20 USD per month, 27M USD raised. Sacra. A reported Meta acquisition in December 2025 came from a single aggregator and is unverified.
- Glean - enterprise search and assistant over connected workplace apps; 150M USD Series F at 7.2B USD. Press release. Primary.
- Sierra - customer-facing AI agents; 950M USD Series E, May 2026, valuation around 15B USD, about 200M USD ARR, reached 100M USD ARR in 21 months. TechCrunch. Secondary, reputable.
- Decagon - 481M USD raised including a 250M USD Series D at 4.3B USD, January
- Secondary aggregator; treat the ARR estimate as soft.
- HappyRobot - agentic AI for logistics operations; 150M USD Series C, 1.2B USD valuation. Tech.eu. Secondary, reputable.
- Gap: the vertical-versus-horizontal AI agent argument exists only in vendor content. No neutral adjudication found. Treat as an open question, not a law.
Pilot implementation pricing
- Omnicasa API access - application and public fees. Omnicasa states a 450 EUR licence plus 25 EUR monthly maintenance fee charged to the Omnicasa customer, with a possible partnership waiver. Treat these as per-customer fees until written terms say otherwise. Primary vendor page, checked 2026-08-28.
- OpenAI GPT Transcribe - model and pricing. Completed-file and streaming transcription at 0.0045 USD per audio minute. Primary vendor page, checked 2026-08-28.
- Deepgram Nova-3 - pricing. Pre-recorded pay-as-you-go transcription at 0.0048 USD per minute monolingual or 0.0058 USD multilingual. Use as a French-accuracy benchmark, not an assumed winner. Primary vendor page, checked 2026-08-28.

- PostHog product analytics - pricing. First one million product-analytics events per month are included. Keep client identity, transcripts and extracted content out of analytics. Primary vendor page, checked 2026-08-28.
French and Belgian real estate tooling
- Leedflow - leedflow.com. Phone-based AI assistant:
records and transcribes calls and SMS, fills the CRM contact card, schedules
callbacks. Current site is internally inconsistent: one benefit line says 49 EUR
per month, while the current price card and FAQ say plans start at 89 EUR excluding
tax. A July presentation screenshot in the supplied folder shows earlier tiers at
49, 89 and 129 EUR. Beta launched January
- Raised 1.5M EUR announced around May 2026, investors including Édouard Le Goff and Vincent de Saint Sernin, former Orisha Real Estate chief executive. Public traction: "several hundred" agency clients, one to three new agencies per day. Immobilier 2.0, MySweetImmo. Secondary trade press. The affiliate-programme terms quoted in the source document could not be verified.
- Allo - withallo.com. AI phone system and receptionist; Starter about 18 USD per user per month, Business 32 USD annually or 45 USD monthly. Launched 2024. Funding not found. The "JOE" name could not be confirmed. Primary vendor blog, partly unverified.
- Hoqi - hoqi.app. Paris, founded 2023, AI virtual home staging. Acquired by La Boîte Immo on 8 December 2025, terms confidential, continuing as a standalone service. Immobilier 2.0, MySweetImmo. - Nodalview - nodalview.com. Smartphone-based photo and video for listings, virtual staging, object removal. From 99 USD per month. - Webulous - website and digital services for agents. Details not retrieved.
US real estate AI memory products
- Real Estate Ready - realestateready.ai. Describes itself as a relationship operations layer rather than a CRM: voice notes, calls, texts and showings become structured client memory, follow-ups are drafted for approval, plus a daily brief. Still early access, no published pricing or funding. Primary vendor site.
- Rechat AI Memo - launched April 2026. Live recording or dictated memos, transcribed and structured, powered by Rechat's "Lucy" assistant. Free to existing Rechat customers. RISMedia, HousingWire. Secondary trade press.
- alfred_ - get-alfred.ai. General-purpose email and calendar assistant, not real-estate specific despite marketing to agents. Overnight triage, drafted replies, morning brief. Pricing is inconsistent across its own pages, 24.99 versus 29.99 USD per month. Primary vendor, self-contradictory.
Communities
Wisdom comes from practitioners, not documents. Where to test these ideas on people who will push back:
- Immobilier 2.0 (immo2.pro) - the French proptech trade publication, with an active professional readership and events. The place to see how French agents actually talk about these tools.
- RENT, 4-5 November 2026, Porte de Versailles - 400-plus exhibitors and about 12,000 professionals. Two days of walking the floor is worth more competitive intelligence than a month of desk research, and it is the launch window under discussion.
- r/SaaS and r/ProductManagement on Reddit for cap design and freemium conversion questions, where people will happily tell you your cap is wrong.
- Lenny's Newsletter community (Slack) - paid, but the go-to-market discussion is where Poyar-style benchmarks actually get argued about rather than quoted.
Community participation is optional and should not be treated as required homework.
PDF and transcript refresh, 6 September 2026
- Supplied Loss leader Product ideas PDF, 19 pages, plus 00:01-32:24 presentation transcript. Primary internal proposal, not independent validation. Bernard's notes: website p. 5; visuals and immersive video pp. 7-9; support-team transcription p. 12; memory and Plaud p. 19. Final build selection remains unrecorded. See the decision brief.
- Hoqi pricing. Primary vendor page opened directly; Premium advertises 24.99 EUR/month and unlimited AI video. Trial card and FAQ conflict. Pricing does not establish margin.
- OpenMontage repository. Primary project, AGPL-3.0; a video-production candidate, not validated property-geometry synthesis. Licence and model terms need review. Bernard's separate social examples and unnamed Plaud integration were not verified.
- Plaud commercial terms. Primary, updated 1 May 2026; sections 2.3(c) and 3.3 restrict competing applications. Developer availability is not permission for the proposed product.
- ARCEP operator FAQ. Primary, opened directly; prior declaration abolished in 2021, operator status determined by actual activity. Supersedes the earlier blanket claim that using third-party telephony removes ARCEP obligations.
- Leedflow terms. Primary, opened directly; call workflow and recording-refusal mechanics. Does not substantiate market share, growth or a category being taken.
- Real Estate Ready. Primary vendor describes relationship memory and reviewed actions. Adjacent competition, not evidence about French adoption.
- Google guidance on generative content. Primary; low-value scaled content is the issue, not AI authorship alone. No SEO/GEO guarantee follows.
- RENT Paris 2026. Primary organiser page confirms 4-5 November 2026, Paris Pavilion 6.
